Is site work holding up your project?

Every week the site slips, the building slips with it. Vertical crews wait, carrying costs keep running, and a late pad becomes a late opening.

  • Site sub fell behind schedule

The grading was supposed to be done two weeks ago. Now the framers are waiting, and every call you make gets another “next week.

  • A stain on the ceiling

It started small. Every storm it gets a little bigger, and so does the repair.

  • Change orders eating the budget

The bid looked good until the extras started coming in. Every surprise underground turns into a new line item you didn’t plan for.

  • The storm took shingles

Pieces of your roof are in the yard and you are not sure what is left up there.

  • Your roof is 20+ years old

Curling, bald spots, granules in the gutter. It is doing its job on borrowed time.

  • Insurance wants it fixed

Your carrier sent a letter, or will not renew until the roof is dealt with.

  • You are selling the house

A tired roof is the first thing a buyer's inspector writes up, and it costs you at the table.

  • You just bought the place

New keys, a list from the inspector, and you want it done before you settle in.

  • The inspection flagged it

You are buying a home and the report says the roof needs work before you close.

  • Bills keep climbing

Heat leaks out the top of the house all winter and pours in all summer.

  • Building or adding on

A new build or an addition, and you need it done right the first time.

Questions

Straight answers

What is a turnkey site package?

It means one contractor handles all the site work needed to get a property ready for building: demolition and clearing, erosion control, grading, utilities, storm drainage, curb and gutter, and paving. You coordinate with one team instead of several subcontractors.

Can we hire you for just part of the site work?

Yes. Many of our projects are full turnkey packages, like Alta Croft in Charlotte, cleared through asphalt paving. Others are specific scopes, like Belmont Mills, where we handled erosion control, grading, storm drainage, utilities and curb and gutter.

Are you a licensed contractor?

Yes. Moore & Seagle Construction is a Licensed Heavy Highway, Water/Sewer and Residential Contractor in North Carolina, NCGCL #71272.

What areas do you serve?

The Charlotte region of North and South Carolina, from our base in Stanley, NC. We have completed projects in Charlotte, Huntersville, Pineville, Denver, Mount Holly, Lake Norman, Fort Mill and Clover.

What types of projects do you work on?

Commercial, municipal and residential site work, including apartment complexes, hotels, subdivisions, townhome developments, a police station and a self-storage facility.

Do you install water and sewer lines?

Yes. We hold a Water/Sewer licence in North Carolina and install water and sewer utilities as part of our site packages.

What is an underground detention system, and why would my site need one?

It is a buried system of large pipes or chambers that stores stormwater and releases it slowly, so runoff from your new pavement and roofs does not overwhelm the storm sewer. It is often the answer when a site is too tight for a surface pond. We installed one at the CMPD Westover police station and at Home2 Suites in Charlotte.

How do I request a bid?

Call (704) 827-1414 or send us a message through the contact form, and include your plans so we can price the right scope.

What is a sand filter?

A stormwater treatment device that runs runoff through a bed of sand to remove sediment and pollutants before the water leaves the site. Local stormwater rules often require one on developed sites. We installed sand filters at Parkway Commons in Pineville and Home2 Suites in Charlotte.

Where this ends

A site that’s ready when your building is

Pads graded, utilities in, paving down, inspections passed. Your vertical crews start on time, and the site package never becomes the reason the schedule slipped.
